Short Term Rental Permit Update
Breckenridge short-term rental regulations are officially in place. A 4-tier system defines Resort, Zone 1, Zone 2, and Zone 3 properties.
Every property in the Resort zone can obtain a short term rental permit. and 92% of properties in Zone 1 can obtain a permit, while only 51% of Zone 2 and 10% of Zone 3 properties can.

Town of Blue River Imposes Moratorium on Short-Term Rental License Approval! 😳
As of May 19, 2026, the Town of Blue River is in a moratorium on short-term rental licenses. No more licenses will be available through the end of 2026 or until the moratorium is lifted.
In the notice, which was emailed to Town Of Blue River residents on Friday, May 29, the town said that “license holders’ compliance with the Short-Term Rental Ordinance has proven to be inconsistent, some license holders have ignored regulatory requirements, and some license holders have created conflicts with neighboring properties and neighborhoods generally through non-compliance and lack of focused enforcement by the Town…”
