Breckenridge in the middle of Summer

Typically we are extremely busy in the summer for buyers purchasing their second home or investment properties in Breckenridge. This summer is no different. In fact, our inventory is low and currently I have more buyers than active listings to choose from. What a great problem to have if you compare it to previous years. Also, Breckenridge is the most crowded I have ever seen this time of year. People are discovering that Breckenridge is a full year round destination. Our summers are extraordinary. We have added the Pro Bike Challenge which can bring up to 100,000 people to witness what is our “Tour de France” also we have an Art Festival with a new Art District here in Breckenridge and it has proven to be a real attraction. We even had the “Cirque Du Soleil” folks come and perform. So don’t forget we are not just a skiing town but all year fun. Oh hey, by the way if you want to sell any property in Breckenridge you know who to call.

Here is how the 2015 summer is shaping up!

In a nutshell, prices are up in Breckenridge about 10%!! Yahoo! We are coming back. The number of sales are up 7%. The most exciting news of them all is the fact that we are up on under contracts by 40%!!! Under contracts means that the Buyer and Seller have agreed on price and terms but it has not closed yet. This is really good news. On the down side the properties that are the right price and fixed up to sell are flying off the shelves. It promises to be a great summer.

Pending Resort Sales Up, Up, Up, Up!

Pending Residential sales are up countywide a whopping +38%! What a huge ending to the first quarter and a great setup for potential improvement in the second quarter of 2015. Sales for the first quarter are up +7%. Pending sales are up BIG and sales are up a bit all while the current inventory of residential properties for Summit County is down -21%.

Check out the sales by price range to the right and notice the driving improvement can be found in the $500,000 to $1,000,000 sold price range with the second best improvement occurring in the over $1,000,000 sales. The improvement isn’t across the board as is evident when one breaks the sales down by each side of the county; such as the North & South Side Sales to the right.
