Average Price & Number of Sales UP for Vacation Homes!

This is the peak selling season for Breckenridge to buy second homes and, based on historic sales, should continue for another 4 weeks. During those 4 weeks, plus this week we are in the middle of, the county should see 40 to 50 plus properties go under contract. After that the next 4 weeks typically see about 30 something going under contract and the following 4 to 5 weeks (think October now) the under contract activity drops a bit more.

Wow! What a summer it is going to be!

Well, we are off and running. I have lost three contracts this summer already. I know it sounds bad and it certainly was for those wanting to buy those vacations homes and ski property. What this means is that before I could get back to my office to write the contract or before my clients could get to town to see the property it was already under contract with someone else. We’re back!! I haven’t seen it like this since before the recession so that is good news. If you are considering buying a mountain property either vacation home or investment property you need to act promptly. Remember: If you have an agent who was weak negotiating with you on parts of the purchase offer, don’t expect them to turn into a super hero when they are negotiating with the seller for you and your family.
