  • Hmmm! Low Inventory in Breckenridge you say?

    It is an interesting time in Breckenridge for real estate. We are at an 8 year low on inventory in Breckenridge especially ski in ski out properties. Many of the Sellers, that waited until the market recovered, decided to sell this summer and they did!! We are actually having bidding wars. I haven’t seen this in a long time.   • Real estate sales in Summit County are anything but scary – they’re rather impressive!

    New under contract activity remains very strong, in fact last week was at a level usually only witnessed during the peak summer selling season! Sales are up, the average sold price is up and the pending properties are holding at over 400 still (they have been that way all summer long)…this is a very impressive wind down to our summer selling season here in Summit County, Colorado.

    FYI: That 400 pending represents about 30% of what has already closed this year and there are still three months left.

    Interesting: Summit County residential properties that are under contract today have a higher average list price than what has sold this year (over $100,000 higher). In fact, if what is under contract today closes at an average sold price at the same list/sell ratio the county has witnessed so far this year the average sold price is going to move up.

  • Breckenridge in the middle of Summer

    Typically we are extremely busy in the summer for buyers purchasing their second home or investment properties in Breckenridge. This summer is no different. In fact, our inventory is low and currently I have more buyers than active listings to choose from. What a great problem to have if you compare it to previous years. Also, Breckenridge is the most crowded I have ever seen this time of year. People are discovering that Breckenridge is a full year round destination. Our summers are extraordinary. We have added the Pro Bike Challenge which can bring up to 100,000 people to witness what is our “Tour de France” also we have an Art Festival with a new Art District here in Breckenridge and it has proven to be a real attraction. We even had the “Cirque Du Soleil” folks come and perform. So don’t forget we are not just a skiing town but all year fun. Oh hey, by the way if you want to sell any property in Breckenridge you know who to call.
