Great news for vacation home owners in Breckenridge!

Summer Peak 8 Improvements

The proposed action includes enhancing year-round recreational opportunities at Breckenridge Ski Resort by constructing and operating two zip lines, three canopy tours, two challenge courses, new and realigned hiking and mountain bike trails, off-highway vehicle tours, and additional lifts for scenic rides and activities access.

The proposed action also includes improvements to the Vista Haus and Independence SuperChair summit sites, realignment of Four O’Clock Road, expansion of the Peak 7 Hut and deck, expansion of the Vista Haus deck, construction of a climbing wall at Vista Haus and a lookout tower on Peak 8.

This is great news for all of us. If you are renting your property we are hoping to see  improvements in our summer rental numbers. People are finally realizing that winter skiing is great in Breckenridge but the summers are absolutely beautiful. We are more than just a winter destination now. We now offer even more year round fun and activities.

Freeze Alert:

Icy weather and dipping temperatures are upon us! As temperatures drop, risk of frozen pipes goes up.

Water freezing in your water line can cause the water pressure in that line to increase.  As water in the supply line freezes, it expands pushing against all the water between it and your property.  This build-up in pressure can increase enough to cause a pipe to burst or fracture at its weakest link.Follow these top tips to avoid unexpected water damage.
Top Tips

 Interior:

  1. Set your thermostat to at least 60 degrees
  2. Let your faucets drip – pipes that run through an unheated or unprotected space should be left with the water flowing
  3. Open cabinet doors under sinks, allowing heated air to circulate around pipes
  4. Protect faucets & pipes in unheated areas with pipe insulation, towels or rags, or heat tape

Exterior:

  1. Identify exterior pipes and potential problem areas before a pipe bursts, including disconnecting exterior hoses
  2. Know where your property’s water shut-off valve is and how to turn it off

Teresa’s take on the market for negotiations

Well, now here we are in early 2014. The climate now is much more balanced in the real estate market. Here in Breckenridge the Sellers and Buyers are on a more balanced playing field.We offer a wide variety of statistics, spreadsheets and data but we are still dealing with people in this business. The way to negotiate the best deal for yourself in buying a property isn’t always about the numbers. So my clients are asking me what the feel is for Buyers and Sellers. Before the 2007-08 recession the Sellers were boss. They could claim whatever price they wanted pretty much and the properties would fly off the shelf. During the recession Buyers were worth everything. They were king and the Sellers were happy to get an offer. Any offer. So let’s hope the balance continues! Happy New Year.
