Short Term Rental Permit Update
The June 28 Work Session will focus on potential criteria for further defining the Tourism Overlay Zones and
revisions to the Resort Properties definition.
Overlay Zone Criteria
At the May 24th Work Session, Town Council asked staff to create criteria for the Tourism Overlay Zone that
more closely aligned with the Town’s Land Use Guidelines (LUGs) and Land Use Districts (LUDs). This
included looking closely at the LUDs which have descriptions of bed-base, lodging, and association with the
ski-area. Staff has developed two options for defining Zone 1, as included in the boxed areas below. Option
A works well assuming Resort Properties are separately allowed to continue licensing. Option B is provided
in case the Council decides that they do not want to create a Resort Property classification. Finally, criteria
is proposed for Zone 2.

CHART OF ACTIVE LISTINGS (INVENTORY)
My clients who are interested in making a purchase this year are asking about the inventory for Breckenridge in either condos or residential homes. I decided to share this chart with you so you can see what it going on so far this year, even though it is only February. I am presenting a 3-year graph to show the inventory from the start of the year to the end of the calendar year. We are still quite early for 2022 but the amount of inventory has taken a drastic down turn due to the crazy buying frenzy of that last year or so. This chart is LIVE which means if you hover over any of the high points of the chart it will automatically show you the updated stats. It is a good way for you to know when there are homes to choose from. This chart is for Breckenridge only. In the next month or so I can do one for the entire Summit County. As a buyer you can never have enough information before your hard earned dollars are spent.
